About this project, this project is a renovation of an old industrial area and its transformation into creative area and office. I worked on the Concept Design phase of the project, building design and urban planning, at this stage, the place was name CODO Creative Office Park.
On the concept, the keys words was Office, Ecology & Garden, about the design style the keys words was business & creative feeling…
We decide to link each building together to create a big surface of car parks on the 1st floor who give you access to all the different building with stairs and elevator, we create a lot of holes like skylights to get a lot of light inside the car park, to let breath people and the landscape inside. You can have access with your car by 3 mains entry on the 3 side of the place. Also the first floor around the main building with a big LED screen, for communication and promotion in front of the big pedestrian’s entry and the public place is focus on shop, restaurant and exhibitions place facing the outstanding design building focus on food restaurant with one roof top terrace with trees on it to create a natural protection again the sun. About the fire access, firemen can have access all around the complex easily with heavy trucks and also inside with lighter fire equipment.
For the 2d floor, after passed the 2 big stairs & elevators, we focus on shops restaurants and exhibition places with a big terrace for tables and chairs or art exhibitions facing the façade of the building.
Also, the request of the clients was to connect different floors of the building then we decide to create some bridge & footbridge, some covered or not.
About the flow of the people, the main entry for pedestrian is located on the side along the river with a big public place with 2 big stairs and elevators, after we allow pedestrian to use the other entry off course.
About the building design, we just keep the structure of the buildings to create a graphic skin and pattern covering them, also we used big glass window & balconies to enjoy them when the weather is nice. To play with the sunlight, skin can let pass thru the light, sun brake or reflect light with design and materials of the skin. We used also bricks to keep the link with the industrial past of this place. The main building is the bigger in the middle position with big bay window and balconies to catch a maximum of light for office, also we can find a garden terrace on 2 floor high on some part of the building to live and work closer to nature.
We play with a lot of landscape in the public place and also on and in the building, rooftop, balcony and terrace to put the nature to the heart of this project.
The east area of Uniontown is located at 379 Zhongshan Road, Tianhe District. GZ, where is the heart of mature consumption center of Tianhe District, adjacent to GZ International Finance Center. This renovation project is funded by View Power HT (HK) Investment Holding Limited, and designed and planned by Metis Agency. The first phase of construction of the project is the east area which was originally Dachuang Industrial Park, covering 25,000 square meters, with a total construction area about 35,000 square meters. The second stage of the construction is the west area which was Dagang Industrial Park, covering 30,000 square meters, with a total construction area about 50,000 square meters. Uniontown is created for collecting modern services industry. And it will break down the traditional urban office conventions and tailor for modern services industry a low density aerobic ecological office space. Getting rid of the cold feeling of CBD Grade A offices consisting of concrete and steel, Uniontown is designed to be a new style building integrated with business office, meeting and negotiation, exhibition release and urban fashion consumption, enabling the corporations to obtain the open work life and communication space for comprehensive exchanges.
